All you have to do is choose your new home and we will consider purchasing your old one.
Providing your old home is 30% less than the new home you are purchasing, we will ask two local Estate Agents who are totally independent, to value your property and report back to us on values and saleability.
Once we have reviewed their comments we will then make you a formal offer. If you accept our offer you will then be in a position to proceed to reserve your new home and £500.00 reservation fee will be required together with your solicitor’s details.
A representative from Land Charter Homes will make an appointment to visit to discuss fixtures and fittings. This is just a formality and the visit will only last approximately 20 minutes.
As a standard procedure, a Home Buyers survey will be carried out on your property prior to exchange of contracts and, subject to this report being satisfactory, Land Charter Homes will proceed to exchange contracts with you within 28 days. This will be a simultaneous exchange between your existing property and the new property.
From the day you reserve the new property we will instruct the Agents to market your home, however the purchase of your new home is not dependent on us securing a purchaser prior to Exchange of contracts with you. We will require a For Sale board to be erected outside your property as we will require to promote the sale as much as possible and we ask that you show prospective purchasers around at your convenience.
When your new home is ready for legal completion you just simply move out of your old home into the new one and hand the keys to our Sales Representative.
